Design + Planning Phase

If your investment property isn't undergoing renovations, then our process starts by developing a design concept centered around furnishings and decor, as well as simple cosmetic updates that may include paint, accent walls, light fixtures, etc.

Leveraging our 2D furniture layouts, we align on the needs for each room -- ultimately using this preliminary work to create your *shopping list*.

Our shopping lists are incredibly thorough -- detailing items, quantities, specifications, and a recommended budget range based on your property's marketing strategy.

After working with us through the Design + Planning Phase, DIY clients will have the roadmap/tools they need to set up their Airbnb on their own. Full-service clients within our service area will sign-off on the above game plan and give us the green light to move ahead to the next project phase.

This work can be done largely remote -- only requiring 1 initial onsite visit to your property -- which means we can work with you no matter where you're located!

Execution + Installation Phase

For those looking to hire a full-service partner -- simply give us the greenlight, and we'll get your short-term rental completely guest-ready for you.

We shop for and select each piece of furniture and decor; balancing aesthetics + comfort with the practical mentality of a seasoned Airbnb host. We deeply understand what travelers are looking for and expect in an Airbnb, and we bring first-hand experience as a host in terms of what works and what doesn't. Our strategy is to furnish your property with durable, quality items that look beautiful, wash-well, wear-well, and are readily replaceable in the event of an accident.

We then handle every step of purchasing/ordering/logistics to get everything onsite. From confirming dimensions & placing orders, to Target store runs, to returning items that don't work out, to communicating with customer service associates to track down lost packages or get replacements for damaged items, to consolidating shipments and disposing of all the packaging/cardboard -- we aim to make this part of the process as invisible as possible to you.

Finally, we take care of all the installation work including:

installing window treatments, shelving, bath fixtures, etc
hanging mirrors & wall art
assembling furniture
arranging decor
styling the property for its photo shoot
outfitting kitchens/bathrooms
labeling light switches, making custom signs as needed, etc
organizing inside drawers & closets for the cleaners

Airbnb Perennial Garden Design

Garden Design

Having a low-maintenance (or zero maintenance!) perennial garden for your Airbnb guests to enjoy IS possible!

Our process starts with an onsite consult, during which we gain an understanding of the site and any natural challenges (i.e. deer/poor soil/etc), take measurements, and come up with a game plan.

We then provide you with a plant list as well as the garden layout to guide spacing if you plan to do the work yourself.
