I take ownership of the full design and setup process, guiding your property from an empty (or unfinished) space to a fully styled, guest-ready rental.

Design & Planning

In-person onsite property walk-through

A unique design concept for your property, in tandem with a custom marketing strategy with target guest personas
Creative optimization: identifying opportunities to improve flow, function, and guest experience. Recommendations on reasonable, feasible ROI-minded renovations worth making.

Renovation Project Oversight

Although not a traditional GC; as your Designer and 'boots on the ground' I play a strategic role in coordinating & communicating with your other contractors to ensure things go smoothly, and installation goes as-envisioned
Onsite for measuring/templating appointments, to inspect key deliveries, and keep an eye on tradesmen working on your property
Extra set of (detail-oriented) eyes to act with decision-making authority in your absence; a resource for your contractors onsite providing design direction & problem-solving, plus handling any issues with materials/deliveries directly with retailers, so you can stay out of the weeds

Selections & Sourcing

Furniture, décor, fixtures, materials, appliances, and amenities
Always durable, rental-appropriate (balancing cost with durability)
Saving money wherever possible, with strategic 'splurges' where it'll pay off
A mix of new and vintage or thrifted elements to create character and depth

Procurement & Logistics Coordination

Ordering and tracking all furnishings and materials
Managing deliveries; resolving issues as they arise + handling returns as-needed
Local in-store shopping as-needed
Coordinating timelines so the project moves forward efficiently
Expense tracking with receipts

Installation & Styling

Handled in-house by WildeWoods Design:

Installation of accent walls (paint, wood, wallpaper, collage)
Installation of window treatments, shelving, towel bars, coat hooks, door hardware (including smart locks), cabinet hardware, etc.
Onsite assembly and placement for all furniture and rugs
Hanging wall art & arranging shelf decor
Outfitting kitchens & bathrooms
Wall-mounting TVs
Supplying & organizing cleaner's closets
Relevant signage and/or labeling
Styling & finishing details for photoshoot

We DON'T do (but can help coordinate with local tradesmen):

Electrical, plumbing, or HVAC
Flooring or tile work
House painting
Security cameras and other technology
Landscape installation

Exterior Landscape Design

Curb appeal & entrance welcome area
Deck or patio areas
Perennial garden design; creating hardy native garden areas that look great with little-to-zero maintenance required by hosts
Fire pit areas, hot tub areas, etc.

Every project is different, but I get it -- you're looking for ballpark numbers!

For most Full-Service STR Design & Set-Up projects, clients can expect:

Design & Set-Up Fees: $7k-$30k+
Furnishings, Decor, Household Supplies & Amenities Budget: $9k-$50k+

Why the huge range? Your total investment will depend on:

Property size & number of rooms
Occupancy & guest capacity
Level of furnishing based on your positioning strategy
Existing conditions vs. starting from empty
Installation complexity & timeline

Keep in mind:

Renovations are a bit of a wild card! Remodeling or new construction projects (and associated design fees) are not included in the above estimates.
If fact checking with ChatGPT for budget guidance; typically only furniture, basic decor, & household essentials are included in AI-generated estimates. Design fees, project management, installation time, and creative customization is not likely included.

Please note: we cannot possibly provide an accurate project price based only on a real estate listing (there is a lot that can be noticed onsite that gets missed in photos). A per square-foot price does not work either, as oftentimes small spaces require more thought & creativity than large ones may.
